Short-Term Rental in MetroWest, Massachusetts: A Host's Guide

MetroWest rarely shows up on a postcard, and that is part of its charm. Southborough, Hopkinton, Framingham, Westborough and Marlborough sit between Boston and Worcester, full of reservoirs, stone walls and office parks hidden behind trees. I host a home in Southborough, about 30 minutes from downtown Boston.
Here is how I read the demand, and what to check before you list. Local facts come from official sources, checked in September 2026.
One Monday in April
The Boston Marathon does not start in Boston. It starts in MetroWest. The Boston Athletic Association's spectator guide says the town of Hopkinton "has been home to the start line since 1924", and invites spectators to watch 30,000 participants leave from Main Street. From there the course runs through Ashland, Framingham and Natick on its way to Boylston Street. The B.A.A. lists the next race for April 19, 2027.
For a host, marathon weekend is a small masterclass in event hosting:
- Runners care about the morning. A quiet bedroom, blackout shades, a kitchen for their own breakfast, and clear information about getting to the start.
- Roads close. The B.A.A. publishes approximate closure times town by town, starting around 7:00 a.m. in Hopkinton. Put the link in your pre-arrival message, and plan check-out and cleaner access around it.
- Families come along. Room for the support crew, a big table for the pre-race pasta dinner and somewhere comfortable to recover afterwards.
- Price with respect. Stay in a range you would be comfortable explaining to the guest in person.
The corridor: business travel with a backyard
The 495/MetroWest Partnership, a public-private collaboration based in Westborough, describes its 36-community region as home to about 1 in every 10 jobs in Massachusetts, with an annual payroll of roughly $25.2 billion. Southborough, Hopkinton, Framingham, Westborough and Marlborough all appear in its service area.
That is a lot of employers along I-495 and Route 9, and they generate the kind of demand that fills weekdays: project teams, visiting executives, new hires between homes, leadership off-sites. A whole home offers them a place to work together and then cook dinner together.
The Southborough home suits this kind of stay: an executive workspace with two desks, a fitness room with a Peloton and a Tonal, a dining table that seats 12, and several living areas for breakout conversations. The listing also invites daytime events by arrangement, such as corporate off-sites and day retreats. Water, woods and quiet
MetroWest's other asset is how green it is. Hopkinton State Park covers about 1,500 acres with more than 10 miles of trails and two seasonal swimming beaches, according to the state, and seasonal boat rentals operate on the reservoir. Across the quiet street from the Southborough house, there is a reservoir with walking trails of its own.

This matters because not every guest is coming for Boston. Some come to be together somewhere peaceful that is easy to reach. At the Southborough home, the grounds do much of that work: over an acre of landscaped gardens with paths inspired by Japanese garden design, a glass conservatory that doubles as a meditation room, and stone steps to a secret rock seat in the woods.
Groups and gatherings
More than 80% of Airbnb bookings are group trips, according to Airbnb. MetroWest is well placed for them: family reunions, graduation weekends for the many colleges in the wider region, milestone birthdays and friends' getaways.
The Southborough home sleeps 14, with a 100-inch projector, a pool table, pinball and a library of more than 1,000 books. It holds Airbnb's Guest Favorite badge, rated 4.95 from 20 reviews as of September 2026.
Before you list: the rules
A short checklist, with the usual caution: I am not an attorney or a tax advisor, rules change, and you should confirm everything with the state, your town and a professional.
State. Massachusetts applies its room occupancy excise to rentals of 31 days or less: 5.7% to the state, plus a local option of up to 6% where a town has adopted it. Operators register with the Department of Revenue through MassTaxConnect. The state's Division of Insurance also says operators need at least $1,000,000 in liability coverage per rental unless the platform provides equal or greater coverage (details here).
Town. State law lets each municipality regulate short-term rentals through its own bylaws, and the five communities in this article may not move in step. I am deliberately not summarizing them, because Town Meeting can change the answer in a single evening. Start with the zoning bylaw (Southborough links to its own here), then call the building or planning department and ask what applies to your address, including any rules on events, parking and occupancy.
Neighbours. Not a regulation, but your most important relationship. Quiet hours, clear parking instructions and a phone number that gets answered keep a rental welcome on its street.
